Most people find Windermere the same way. They drive through on a visit, see the lakes and the oak canopy, and start looking at listings before they fly home. Then the real questions start. Which Windermere? Which lake? What will the taxes be once you own it?

I'm Nicole Mickle, a Central Florida relocation and new construction specialist. I grew up here, have worked in Orlando real estate since 1996, and ran a closing company for 23 years before I became a realtor. This guide covers what relocating buyers need to decide before they buy in Windermere: prices, which part of Windermere fits you, the lakes, commutes, ownership costs, and how to buy well from out of state.

Is Windermere, Florida a good place to relocate?

Windermere, Florida is a strong fit for relocating buyers who want lake access, larger lots, and privacy within about 20 minutes of downtown Orlando and the theme parks. According to Redfin, the median sale price in Windermere was about $1.3 million in August 2026. Windermere is less suited to buyers who want walkable urban amenities, a short airport run, or a low entry price.

How much does it cost to buy a home in Windermere in 2026?

According to Redfin, the median sale price in Windermere was $1,295,000 in August 2026, up 6.6% from a year earlier. Twenty-seven homes sold that month, with a median of 51 days on market, and homes sold for about 95.1% of list price. For comparison, the Orlando Regional REALTOR Association reported a metro-wide median of $400,676 for August 2026.

The median hides a wide range. Lakefront homes on the Butler Chain and estates in gated golf communities sit at the top of the market. Newer homes with a Windermere mailing address toward Horizon West sit lower. A sale-to-list ratio near 95% also means there is usually room to negotiate, especially on homes that have been listed for a while. Which part of Windermere fits you?

Choosing Windermere is really choosing among four very different housing types that share a mailing address. The Town of Windermere itself is small: it had 3,030 residents in the 2020 census. Most homes with a Windermere address sit in unincorporated Orange County, and that changes taxes, rules, and services.

What is the Butler Chain of Lakes?

The Butler Chain of Lakes is a group of 13 interconnected lakes in Windermere, linked by navigable canals, with Lake Butler as the largest at about 1,600 acres. According to the Orange County Water Atlas, it was the first lake system in Florida designated an Outstanding Florida Water. That designation and local oversight shape what lakefront owners can build.

The Windermere Water Navigation Control District regulates boat speed and operation, dock and wharf construction, and dredging on the chain. If you plan to add or rebuild a dock or boathouse, factor in permitting time before you count on it. For a wider look at buying on the water, read our guide to Central Florida lakefront homes.

How long is the commute from Windermere?

Windermere trades a longer commute for more space. Typical drive times from Windermere, based on April 2026 estimates, look like this:

  • Downtown Orlando: about 13 to 15 miles, 20 to 25 minutes off-peak and 30 to 40 minutes at rush hour, mostly on SR 408
  • Walt Disney World: about 10 to 20 minutes via SR 429 or CR 535
  • Orlando International Airport (MCO): about 25 to 35 minutes
  • Lake Nona Medical City: about 30 to 40 minutes, longer at rush hour

Before you buy, drive your actual commute on a weekday morning. Roads around the Town of Windermere carry heavy traffic at peak times that a weekend tour won't show you.

What does it cost to own a home in Windermere beyond the mortgage?

The biggest ownership costs in Windermere beyond the mortgage are property taxes, insurance, and community fees, and each one varies by exactly where the home sits.

  • Property taxes: Homes in unincorporated Orange County pay county, school, and special district rates. The Orange County School Board alone set 6.449 mills for 2025 to 2026. Homes inside the Town of Windermere also pay the town's 3.7425 mills, a rate the town council voted in July 2026 to keep for another year.
  • The year-two jump: Florida's Save Our Homes cap resets when a home sells, so your tax bill will be based on your purchase price, not the seller's. Read why property taxes rise in year two.
  • CDD assessments: Many newer communities carry Community Development District assessments that appear on the property tax bill and can last for decades. Florida law requires sellers to disclose them in the contract, so read that page carefully.
  • Insurance and flood: Lakefront and low-lying lots may fall in FEMA flood zones. Get insurance quotes during your inspection period, not after. Our Orlando hurricane season guide covers what to prepare for.
  • HOA and club dues: Gated and golf communities charge association fees, and some clubs require a separate membership.

One more date to watch: a statewide property tax amendment is on the November 2026 ballot. The Town of Windermere estimated in August 2026 that it could reduce town revenue by about $350,000 in its first year. If you are buying in late 2026 or 2027, ask for an updated tax estimate once the results are final.

How do schools work when you move to Windermere?

Public school assignment in Windermere is set by Orange County Public Schools based on the home's address, and boundaries can change as new schools open. Before you write an offer, confirm the assigned schools for that exact address with Orange County Public Schools directly. Listing descriptions and neighborhood names are not a reliable guide to zoning.

How do you buy a home in Windermere from out of state?

Many relocation buyers purchase before they live here, and the process works well when you plan for it. Florida has allowed remote online notarization since January 1, 2020, so closing without flying in is possible when the title company, the notary, and your lender all agree to it. Ask about that at the start, not the week before closing.

When I ran closings, the costliest mistakes happened at the very end, with wire instructions. Before you send any funds, call your title company at a number you already have and confirm the instructions by phone. A changed account number in an email is the warning sign.

Plan one scouting trip before you shop seriously. Spend a morning in the Town of Windermere, an afternoon on the water, and a rush hour on your commute route. You will narrow your search faster than any amount of online browsing.

What do relocating buyers get wrong about Windermere?

The most common mistake I see is treating every Windermere address as the same place. A new home toward Horizon West and a lakefront home near the town center can be 20 minutes apart and live completely differently. Decide which Windermere you want before you compare prices.

The second is reading the community documents too late. CDD schedules, HOA rules, and club requirements are all available before you're locked in. Review them during your inspection period, while you can still walk away.

Is Windermere the right fit for you?

Windermere fits buyers who want water, space, and privacy, and who are comfortable driving for most errands.
