Minneola sits on the north shore of Lake Minneola, between Clermont and the hills around Sugarloaf Mountain, and over the past decade it has turned from a small citrus town into one of Lake County's busiest places to build a new home. The terrain is the first thing most of my out-of-state clients notice. It does not look like the Florida they expected.

This guide covers Minneola's history, what homes cost as of fall 2026, the new-construction communities, getting around, and what to check before you buy. For a quick overview of the area, see my Minneola neighborhood page.

Where is Minneola, Florida?

Minneola is a Lake County city of about 11 square miles on the north shore of Lake Minneola, next to Clermont and roughly 25 miles west of downtown Orlando. It had 13,843 residents in the 2020 Census and an estimated 21,064 by July 2025, according to the U.S. Census Bureau. Homes sold for a median of $484,000 over the three months ending September 2026, according to Redfin.

How did Minneola get its name?

The city says the name comes from a Dakota word meaning "many waters," and the lake that was known as Cow House Lake was renamed Lake Minneola at the same time. The town was surveyed and platted in 1884 and incorporated in 1926, according to the City of Minneola. It has been part of Lake County since the county was created from parts of Sumter and Orange counties in 1887.

Citrus shaped the town until the 1980s. The freezes of 1983, 1985, and 1989 cut Lake County's citrus acreage from about 117,000 acres to under 10,000 live acres, as the Christian Science Monitor reported in 1990. Much of the land that was once groves around Minneola is where today's new neighborhoods are being built.

What is the terrain like around Minneola?

Hilly, by Florida standards. Sugarloaf Mountain, just north of Minneola in Lake County, rises to 312 feet, the highest point on the Florida peninsula. The state's overall high point is Britton Hill in the Panhandle, at 345 feet. The climbs around Sugarloaf have made the area one of Central Florida's most popular road cycling routes.

From the closing side, hills change a few things worth knowing. Lots on a slope can need retaining walls, drainage can matter more than on flat land, and a lot with a view usually carries a premium. Ask about grading and drainage on any homesite you are considering, and look at it after a heavy rain if you can.

How much do homes in Minneola cost?

Redfin reported a median sale price of $484,000 for Minneola over the three months ending September 2026, down 2.3% from a year earlier, with homes selling after about 60 days on average. Many of those sales are newer homes, since so much of the city has been built in the last decade.

What is there to do in and around Minneola?

  • Minneola Trailhead Park. A 17-acre city park at 315 Madison St. with a playground, skate park, dog park, basketball court, ball field, and pavilion, right on the trail.
  • South Lake Trail. The paved trail runs about 12.5 miles through Minneola, where it is signed as the Lake Minneola Scenic Trail, and on through downtown Clermont. A short spur connects it to the West Orange Trail.

How do you get around from Minneola?

The biggest change for Minneola was the Florida's Turnpike interchange at Hancock Road, which opened in 2017 and puts the Turnpike a few minutes from most of the city's newer neighborhoods. US 27 and State Road 50 connect Minneola to Clermont, and State Road 429 is a short drive east.

Drive times to downtown Orlando, the theme parks, and the airport depend heavily on the time of day. Test your real commute at rush hour before you choose a neighborhood, and check whether your route uses toll roads.
