Living in Downtown Orlando: A Relocation Guide
What homes cost in and around Downtown Orlando in fall 2026, the historic neighborhoods near Lake Eola, how to get around, and what to check before buying a downtown condo.

Downtown Orlando is two markets in one. High-rise condos ring Lake Eola and line Orange Avenue, and within a mile you can be on a brick street of 1920s bungalows with a front porch and a detached garage. Which one you are shopping for changes almost everything about the purchase.
This guide covers what homes cost in and around downtown as of fall 2026, the neighborhoods closest to the core, how to get around, and what to check before you buy. I spent 23 years running a closing company before I became a realtor, and downtown condo purchases are where I see buyers miss the most in the paperwork.

What is it like to live in Downtown Orlando?
Downtown Orlando centers on Lake Eola, with condo towers, offices, and venues in the core and historic neighborhoods like Thornton Park and Lake Eola Heights on its edges. Homes in Downtown Orlando sold for a median of $272,000 over the three months ending September 2026, mostly condos, while nearby Thornton Park's median was $699,000, according to Redfin.
Daily life here is walkable in a way most of Central Florida is not. Groceries, coffee, parks, and performances can all be on foot, and the free LYMMO bus covers the rest of the core.
What do homes in and around Downtown Orlando cost?
| Area | Median sale price | Change from a year earlier |
|---|---|---|
| Downtown Orlando (mostly condos) | $272,000 | Down 8.4% |
| Lake Eola Heights | $490,000 | Down 25.6% |
| Thornton Park | $699,000 | Up 16.2% |
The Downtown Orlando median reflects mostly condos and smaller units. Single-family homes in the historic neighborhoods around the core sell for considerably more, and the best lakeside and brick-street homes sit well above the medians in the table.
Buying a downtown condo
Florida now requires milestone structural inspections and structural integrity reserve studies for condominium buildings three stories or taller. Before you make an offer, ask for the building's most recent milestone inspection, its reserve study, the current reserve balance, and any planned or recent special assessments. From the closing side, an unexpected special assessment is the most expensive surprise I see on downtown condo purchases, and it is almost always visible in the documents if you ask early.
Buying in a historic district
Lake Eola Heights was designated a local historic district in 1989 and added to the National Register of Historic Places in 1992, according to the City of Orlando. In a local historic district, exterior changes like windows, additions, and new construction go through the city's historic preservation review. Ask what has been approved for the home before you buy, and plan any renovation timeline around that review.
