Lakefront in Central Florida is not one market. A dock on the Butler Chain in Windermere, a backyard on Johns Lake, and a view of a stormwater pond in a new subdivision can all be listed as waterfront, and they price very differently.

This guide covers what lakefront homes cost around Orlando as of fall 2026, the main lake systems and the communities along them, and what to check before you buy. I spent 23 years running a closing company before I became a realtor, and lakefront purchases are where I see the most questions about surveys, docks, and permits.

How much do lakefront homes cost in Central Florida?

Waterfront homes in Windermere listed at a median of $1.77 million in October 2026, compared with $609,000 in Winter Garden and $460,000 in Clermont, according to Redfin. Those medians include ponds and canals, so a home with real frontage on a large, navigable lake usually sits well above its area's median.

Waterfront homes for sale and median list price, from Redfin city waterfront pages, checked October 21, 2026. Redfin's waterfront category can include ponds and canals, not only lakes.
AreaWaterfront homes for saleMedian list price
Windermere49$1.77 million
Winter Garden43$609,000
Clermont61$460,000

Within any one area, three things drive the price: which lake, how much frontage, and whether the lake connects to others. A home on a chain of lakes you can boat across usually carries a premium over one on an isolated lake of the same size.

What are the main lake systems around Orlando?

Butler Chain of Lakes (Windermere)

The Butler Chain is 13 interconnected lakes joined by 32 navigable canals, with more than 5,000 acres of surface water. Lake Butler is the largest at about 1,600 acres. In 1985, the Florida Department of Environmental Protection designated the chain an Outstanding Florida Water, the first lake system in the state to receive that designation, and the Windermere Water Navigation Control District regulates boat speed and operation, according to the Orange County Water Atlas.

Communities on or near the chain include Isleworth, Keene's Pointe, home to the Jack Nicklaus-designed Golden Bear Club, and Lake Butler Sound, along with many individual estate homes outside a gated community. This is where most of the region's highest-priced lakefront sales happen. My Windermere guide covers the town itself.

Johns Lake (Winter Garden and Clermont)

Johns Lake covers about 2,580 acres on the Orange and Lake County line, within the Lake Apopka watershed, according to the Orange County Water Atlas. Communities along it include Waterside in Winter Garden and Magnolia Pointe near Clermont. Compared with the Butler Chain, it offers a large, open lake at prices closer to the Winter Garden and Clermont medians. See my Winter Garden guide for the surrounding area.

Clermont Chain of Lakes

The Clermont Chain is 17 lakes in the Palatlakaha River system, including Lake Minneola, Lake Minnehaha, Lake Louisa, and Crescent Lake, connected by rivers and canals, according to the Lake County Water Atlas. Communities along it include Palisades on Lake Minneola and Crescent Bay on Crescent Lake.

Clermont is also where you will find the widest range of lakefront price points in the region, from older homes on smaller lots to custom builds on acreage. If you are considering building, my guide to new construction in Clermont covers builders, prices, and lakefront lots.

What should you check before buying a lakefront home?

  • Frontage, view, and access are different things. Lakefront means the lot touches the water. Lake view means you can see it. Lake access may mean a shared community dock or ramp. Confirm which one the listing actually means.
  • Navigation and lake rules. Ask whether the lake connects to others, whether there are no-wake zones, and who sets the rules. On the Butler Chain, that is the Windermere Water Navigation Control District.
  • Dock permits. In unincorporated Orange County, a new dock needs an Environmental Protection Division permit before a building permit, and the county's dock page listed the application fee at $965.50 in October 2026. For an existing dock, ask for its permit history, since repairs to older docks follow their own rules.
  • Lake levels. Central Florida lakes rise and fall with rainfall. The county water atlases publish level history for many lakes, and it is worth looking before you plan a dock, a boat lift, or a beach.
  • Flood zone and insurance. Check the property on FEMA's flood maps, and get insurance quotes, including flood, during your inspection period rather than after.
  • The survey. On a lake, the survey matters more than usual. Make sure it shows where the property line meets the water and any recorded easements, because that decides what you can build at the shoreline.

Which lake fits how you want to live?

Start with what you want to do on the water. If you want to boat across connected lakes, the Butler Chain and the Clermont Chain are the obvious places to look. If you want a big, open lake without Windermere pricing, look at Johns Lake. If you mostly want the view, a smaller lake can give you that for considerably less.

The neighborhood quiz is a good place to narrow the list. When you are ready, tell me your budget and what you want to do on the water, and I will put together a short list of lakes and homes to see. Schedule a conversation with Nicole.

Frequently Asked

Questions, answered

How much does a lakefront home cost in Central Florida?

It depends heavily on the lake. In October 2026, Redfin showed a median list price of $1.77 million for waterfront homes in Windermere, $609,000 in Winter Garden, and $460,000 in Clermont. Those figures include ponds and canals, so homes on large, navigable lakes usually sit above them.

What is the Butler Chain of Lakes?

The Butler Chain is 13 interconnected lakes in the Windermere area, joined by 32 navigable canals and covering more than 5,000 acres. Lake Butler is the largest. The chain was designated an Outstanding Florida Water in 1985, according to the Orange County Water Atlas.

How many lakes are in the Clermont Chain of Lakes?

The Lake County Water Atlas lists 17 lakes in the Clermont Chain, including Lake Minneola, Lake Minnehaha, Lake Louisa, and Crescent Lake. They are part of the Palatlakaha River system and are connected by rivers and canals.

Do I need a permit to build a dock on a lake in Orange County?

Yes. In unincorporated Orange County, a new dock requires an Environmental Protection Division dock permit before you can get a building permit. Cities and other counties have their own rules, so check with the local permitting office for the specific property.
