Baldwin Park is the closest thing Orlando has to a planned urban village. There is a lake, a main street with shops and restaurants, and homes on short, walkable blocks a few minutes from downtown.
This guide covers where Baldwin Park is, how a Navy base became a neighborhood, what homes cost as of fall 2026, and what to check before you buy. I grew up in Central Florida and spent 23 years running a closing company before I became a realtor, so I look at a neighborhood the way a title search does: what it was, what it is now, and what comes with the land.

How did a Navy base become Baldwin Park?
The land's military history starts in 1940, when the Army Air Corps took control of the Orlando airport and built it into the Orlando Army Air Base during World War II. The Naval Training Center Orlando was commissioned on the site on July 1, 1968. It was marked for closure in 1993, and the closure was completed in 1999, according to the Orange County Regional History Center.
Redevelopment followed quickly. Construction on Baldwin Park began in 2001, and the first residents moved in by 2003. That is why the neighborhood looks so consistent: most of it was planned and built within roughly two decades.
From the closing side, land with this kind of history can come with a longer paper trail. Read the easements and recorded restrictions in your title commitment and survey. They are usually routine, but they are specific to how this land was redeveloped, and it is better to understand them before closing than after.

What is it like to live in Baldwin Park?
Baldwin Park was designed around walking. Streets are short and connected, homes sit close to the sidewalk, and the village center puts coffee, dining, and everyday errands within a short walk or bike ride of most homes.
Lake Baldwin is the main outdoor draw. A 2.6-mile, 12-foot-wide paved trail circles the lake, connecting Baldwin Park with Winter Park's Lake Baldwin Park. That 23-acre city park is Winter Park's only dog-friendly park, and dogs can be off leash from 8 a.m. to sunset, according to the City of Winter Park.

The housing mix is broad for a single neighborhood: condos and townhomes near the village center, single-family homes on tree-lined streets, and lakefront homes along Lake Baldwin and Lake Susannah.

How much do homes in Baldwin Park cost?
Redfin reported a median sale price of $775,000 for Baldwin Park over the three months ending September 2026, down 7.2% from a year earlier. Homes sold after 82 days on average, compared with 38 days a year before, and 33 homes sold in September.
Longer selling times usually mean more room to negotiate, especially on homes that have been listed for a while. Price varies widely by home type and location, so look at recent sales of homes like the one you want, not the neighborhood median.
- Owners association: expect an association with dues and design rules. Ask for the current dues, what they cover, and the rules on exterior changes, rentals, and parking before you write an offer.
- New construction: Baldwin Park is largely built out. New homes are limited to infill projects and individual custom builds. My Baldwin Park new construction page tracks what is available.
- Insurance and inspections: construction here began in 2001, so roofs, water heaters, and HVAC systems from the earliest phases may be reaching replacement age. Ask for their ages and get your insurance quote during your inspection period.

How do you get around from Baldwin Park?
By car, downtown Orlando is about five to 10 minutes away, Orlando International Airport about 15 to 20, and the Disney area about 25 to 35, depending on traffic. Test your actual commute at the time of day you would drive it before you choose a home.
Inside the neighborhood, most errands can be done on foot or by bike, and LYNX buses serve the surrounding area for anyone who prefers transit.
What about schools in Baldwin Park?
Baldwin Park is served by Orange County Public Schools. School zone boundaries can change, so confirm the assigned schools for any specific address with the district before you buy, and review the district's and the Florida Department of Education's published data directly.
